Are the Design Plan Sets Construction Documents?
No, the Simplehome Design Plan Sets are design drawings and not full working drawings or construction documents. We recommend having an Architect or Engineer review the Design Plan Set to ensure compliance with local building authority requirements prior to construction.
How much will it cost to build one of these houses?
Unfortunately it is very difficult to quote construction costs for the plans, as our web site reaches people all over the globe. We have found that in the US construction prices will vary by as much as 20% in the metropolitan regions. Rural areas are kind of their own special case with factors like available labor and materials, codes or lack thereof, and distance to the site from population centers etc. all weighing into the final price. That being said we try to keep our houses affordable by holding to clean designs that are relatively simple to build or prefabricate off site. Obviously, the quality level of finish and materials are also factors.
You can think of a range of about $85.00 to $130.00 per square foot as a knock around number for budgeting on the cost of the building only. Site improvements and the other factors mentioned previously will add to the cost.
For a rough cost estimate you could visit www.building-cost.net that takes you through a series of quick questions to arrive at a number. The cost is adjusted for location. But really the best way to find out what a house will cost is to talk to a local builder in your area. We set the prices for our Design Plan Sets very low so that you can purchase them without a large financial commitment. You can then show them to your builder to give you an estimate of costs.

Is a materials list included in the Design Plan Set?
No, a materials list is not included in our Design Plan Sets at this time, but the drawings can be used to get preliminary material quantity take-offs at a lumber yard or home building/improvement center.
Is there another way to order the Design Plan Sets besides using Paypal online?
Although using Paypal's secure website for ordering will result in quicker
processing, if you are interested in alternative ordering methods please email us.
Can Simplehome customize and modify the plans?
Unfortunately we no longer provide customization services. We
recommend purchasing the Autocad file. This allows a local architect,
engineer, or home designer in your area to modify the plans for you and ensure
compliance with local building permit requirements.
Can Autocad files be purchased for Simplehomes?
Yes, electronic Autocad files can be purchased for each of our home designs.
